What Verdwise is

Verdwise is an informational service that organizes and analyzes public records about Boston zoning — Zoning Board of Appeal hearing records and decisions, City of Boston assessing and permitting data, MassGIS parcel data, and public registry-of-deeds references. By using the site you accept these terms.

Not legal advice

Nothing on this site is legal advice, and using it does not create an attorney-client relationship. Consult a qualified Massachusetts zoning attorney before making decisions about a property or a filing.

The record, not a prediction

Verdwise reports what is in the public record. Counts, rates, and timelines on this site describe how filings were actually decided in the past; they are not predictions of, or promises about, any specific outcome. Verdwise does not produce odds, scores, or probabilities for a project, and will not do so on request. What happens at a hearing depends on the presentation, the panel, and factors no record captures.

Verify before you rely

Public records contain errors, and processing them can introduce more. Verify anything you intend to rely on against the primary source — the City of Boston, the Zoning Board of Appeal docket, or the Suffolk Registry of Deeds — before acting on it. The service is provided as-is, without warranty of accuracy or completeness.

Payment, subscriptions, and refunds

Payments are processed by Stripe. Verdwise never receives or stores your card details. Prices are shown in US dollars on the pricing page and are charged as stated there — monthly plans renew automatically each month until cancelled; one-time purchases are charged once.

To cancel a subscription, email hello@verdwise.com and we will cancel it. Cancellation stops future charges and takes effect at the end of the period you have already paid for; there is no partial-month refund for time already elapsed.

If the service does not do what this site says it does, email us within 30 days of the charge and we will refund it. Access is set up manually today, so if something you paid for has not been switched on, tell us and we will either fix it or refund you.
